have spoken to the council and have you ever seen those noise teams that go round to parties and stuff from the council. Well they only operate on fri and sat nights from 10pm - 4am. I reckon he knows this. So basically people can make as much noise as they want during school nights and no one can come round.

up my way if you have the music up even at weekends and someone phones the cops they are straight round and threaten to confiscate hifi stuff

been there, so know what your going through nath. I would knock on his door and remain polite at all times. If he's a decent bloke he should respect your wishes and turn it down.

If he takes no notice, then either move or have someone break his legs, cos you ain't gonna get an respect from him. Personally I would move.

Also im an estate agent (although i work on sales, not lettings) and Im pretty sure that you can complain to your landlord and may even be able to get out of the contract early. If you are in flats there will be something in the lease relating to noise. Its def worth trying to blag the agent to get out of your contract

Had a similar problem in my old flat, luckily though it was not long til I was moving out anyway so pretty much just gritted my teeth and seethed in the knowledge it wouldnt be for much longer
Its bang out of order though
